This auction is being conducted online, beginning March 3rd 2025 at Noon with dynamic closing on March 5th. Dynamic closing means that any bids in the last 3 minutes of the auction will extend the closing another 3 minutes. We will be offering these parcels in three tracts and bidding will be by total dollar amount in $1,000.00 increments. Tract 1 will begin closing at 12:00 PM. Tract 2 will begin closing at 2:00 PM and Tract 3 will begin closing at 4:00 PM, all on March 5th. If you are busy that day and it isnt convenient to place one bid at a time, you can enter a maximum bid (which other bidders cannot see) and the system will bid on your behalf up to your maximum bid amount.

Again, we will be offering these parcels in three tracts. Tract 1 contains 80 acres more or less. Tract 2 contains 160 acres more or less and Tract 3 is a combination of Tracts 1 and 2 with the property selling in whichever form garners the most proceeds. There will be a $25,000 escalator added to the combined price of Tracts 1 and 2 and this is where the bidding for Tract 3 will begin.

Tract 3 totals 240 acres more or less, including cropland, Native hay meadow, a mobile home, outbuildings, rural water and electric service and in addition to the current home location, there are multiple excellent potential sites to build a new one if desired. In addition to the home, there are multiple outbuildings providing equipment/hay storage or otherwise support agricultural operations. For those with livestock, just to the west of the outbuildings is a fenced section containing approximately 10 acres with a pond, timber and mixed grasses.

According to FSA records, the total current cropland acres is 194.55 with the overwhelming majority soil types being Summit and Kenoma varieties with mostly 1-3% slopes. A nice bonus on this tract is a currently growing wheat crop consisting of approximately 60 acres that will go to the Buyer.
