Location: This ranch is located approximately 6.5 to 7 miles north of Bronte, Texas on the east side of Highway 277. The ranch sits in between San Angelo and Abilene, Texas approximately 40 miles from each of these towns.
Terrain: The Twin Wells Ranch is level to slightly rolling with lots of large scattered Live Oak. There are a couple of old fields which have been planted back to grass for several years. There is a wide variety of native brush and trees. The property has not been grazed in several years; therefore lots of good native grasses have come back. In addition to the native the fields have been planted in introduced grasses such as Wilman Love, Klein, Bluestem, etc. There is plenty of good browse for the deer.

Water: There are 2 tanks which have been cleaned out in recent years, both hold water year round. In addition to the tanks, there are 4 water wells and 2 of them are reported to produce 30 GPM. One of the wells is an old windmill well with concrete reservoir storage. The last well is a submersible well located near the metal barn.
Improvements: The ranch has 40 X 70 metal barn with a partial concrete floor. Electricity is available near the barn and a water well is located at the front of the barn. The sellers are going to convey 5 or 6 game feeders and stands. This ranch also includes an old set of corrals with a squeeze chute.
