Terrain : Terrain is level to moderately sloping with some low rolling hills. Most soil is a sandy clay loam with some sand stone outcroppings. There is an excellent turf of native grass in the range land and converted fields. Most of the Mesquite and Cedar has been recently cleared & raked. Many large native Live Oak Trees are found throughout much of the ranch. Pockets of brush, cedar and mesquite were left for wildlife habitat.
Water: There are four new water wells, some solar and some electric along with pipe lines to four 5x20 concrete reservoirs. There are two size-able dirt tanks and two conservation lakes on the property. Large bass and catfish have been caught in the earth tanks.
Improvements: This beautiful ranch is ready for you to construct building improvements of your own design. Exterior fencing is of 8 foot game net wire. Interior fences range from good to poor.

Recreation: The current owner has in recent times stocked whitetail deer bred for genetic superiority. Some native deer may also be found on the ranch. Flocks of Rio Grande Turkey roam the creeks and valleys of this entire area. Dove hunting at the tanks and lakes can be very good. During normal Hatch Quail years the ranch is known to be an excellent Bob White Quail hunting prospect. You also might find a Hog, Coyote, Fox and Bobcat.
