The Mitas Hill Vineyard is a unique 22 +/- acre property located in the scenic limestone cedar hills of Collin County just northeast of the town of McKinney, Texas. Situated on 82 +/- acres bordering the spring fed Clemons Creek, the location is ideal for growing grapes. The 15,000 square foot Event Center completed in 2013, functions as a Winery, Wine Bar, Restaurant, Wedding Venue, and site for multiple corporate functions. From the moment you enter the gates to the property, the care and attention to detail that the owners have put into creating this masterpiece becomes apparent at every turn. The Winery produces 15,000 gallons of premier quality wines from its own grapes during a normal year.
Adjoining the vineyard, the owners have purchased additional land for future expansion and to develop a vineyard themed residential housing addition with estate homesites. The 39.8 +/- acre tract is bordered on the north by Clemons Creek and has the elevated ridgelines that would be perfect for estate homes. And, the 20 +/- acre tract adjoining to the south would be suitable for a residential development with somewhat higher home density. Both tracts have separate access to County Road 362 (CR 1217).
Vineyard
The owners cultivate twelve acres of carefully manicured vineyard where six varieties of grapes are grown, (Tempranillo, Syrah, Venus, Cabernet Sauvignon, Zinfandel, and Black Spanish). The vineyard can support an expansion of several acres without touching the residential development acreage and if the residential acreage was used for expansion, the planted acreage would double or triple what is currently in production. Winery capacity matches the vineyard production in its current state but additional barrel storage would be necessary if expansion is the goal of the new owner.
Winery
The Winery is located in the "basement" of the Event Center, has its own laboratory, and produces 40-45 barrels of high quality wine during a normal year. Each barrel equates to 300 bottles of wine. All wine is fermented, blended (for certain wines), and stored in oak barrels until ready to bottle. The Winery stores approximately one million dollars of premium wine at retail value during most of the year and will begin its next crush during July-August of this year.
Wedding Venue/Event Center
The Event Center was designed and built by the owners during 2013. From inception through implementation, only the best contractors and materials were used to complete the building. The floorplan is a unique mixture of three octagons, and one extended octagon, with connectors that serve as foyers and restroom locations. The center is well appointed with quality furniture and fixtures including multiple sets of granite tables and chairs sufficient to seat up to 200 guests either inside in the Grand Ballroom, or outside at the wedding ceremonial veranda. This venue is perfect for Weddings, Anniversary Celebrations, Bar and Bat Mitzvah Celebrations, Birthday Celebrations, Proms and other School Functions, Corporate Events, and Rehearsal Dinners.
An elevator serves the Winery located in the basement and provides easy access to the Wine Bar and Restaurant for re-stocking. The Wine Bar is a popular location and offers wine tasting parties, and is notably famous for its pizza creations prepared on the wood-fired pizza oven located behind the bar.
The Bridal Suite comes complete with separate Bride's and Groom's rooms each with their own bathroom and fireplace. And, a common dressing room functions as a make-up and wedding preparation area where adjustments can be made before the ceremony takes place. Afterwards, final preparations can be made to leave for a well deserved honeymoon.
The Kitchen provides onsite catering abilities sufficient for up to 200 guests in the Grand Ballroom or 100 guests in The Reserve. The ballroom features a specially constructed wood plank dance floor, event bar, sound system, and mood lighting.
The Wine Bar is located between the Grand Ballroom and The Reserve and can seat 75 guests. Each room e.g. The Reserve, Grand Ballroom, and the Wine Bar have their own foyer and bathroom set which allows separate events to take place at the same time.
Financial
The opportunities are endless with this property. Vineyard expansion, Winery expansion, Event & Wedding Venue, space for cabins to provide additional guests a B&B option - all options allow the new buyer to continue and/or enhance the income stream this property provides.
No financial statements will be supplied. Select financial data may be requested and Owner will comply to his best efforts. We envision operational expense data and product/service pricing will be available. However, the prospective Buyer will have to perform their own pro-forma financial analysis.
This is an asset sale only. A list of included equipment has been supplied (see below to download). The wine inventory will be negotiated separately and an accounting will be taken prior to closing.

If not sold in its entirety, the Owner prefers to sell the Vineyard/Winery/Event Center prior to the sale of Estate Homesites and/or Residential Development Land.
