The easement placed on this extremely valuable wetland property makes for a very high-quality hunting experience. According to the Colusa County Department of Public Works, this property is 51 to 52 above sea level (Zone AE) and is subject to flooding.
OIL, GAS & MINERAL RIGHTS: All of the oil, gas and mineral rights on this property are held with the former owners (Zumwalt Family).
PROPERTY TAXES: This property is enrolled in the Williamson Act. The annual taxes are $5,310.
SOILS: The soil on this property is primarily Grimes clay which is excellent wetland soil for growing all of the valuable moist soil plants used by waterfowl. (Round stem bulrush tule, smartweed, water-grass, and swamp timothy).

COMMENTS: With the Colusa National Waterfowl Sanctuary on your south border and your own sanctuary on your north border, with thousands upon of thousands of ducks and geese trading back and forth makes the Zumwalt one of the most successful duck clubs in the entire Colusa basin, as well as in the entire state.
