LOCATION: This ranch is located 15 miles southeast of Alamosa, Colorado in the small town of La Sauses. Taos, NM, is a one hour drive to world class skiing, top restaurants, and antique shopping. Alamosa has a full time commercial airport with daily flights, major hospital facilities, Adam State University, repairs, shopping and excellent restaurants. Denver is a 4 hour drive and Santa Fe, NM, is 1.5 hours away.
DEEDED ACRES: The ranch is in two parcel mile apart and is fully surveyed containing 358 deeded acres M/L with 1.25 miles of Rio Grande River on the East parcel and 796.1 acres with mile of Conejos River on the West parcel for a total of 1154.1 total deeded acres M/L. RIVER FRONTAGE: The west parcel has mile of Conejos River running through the land. The East parcel has 1.25 miles of Rio Grande River and owns to the middle of the River from the high water mark.
RECREATION: Fishing, hunting, boating, camping, wildlife watching, ATV, and any other fun thing you can do on the land.
DUCK HUNTING LEASE: There is a natural spring, which flows year around, on the West parcel and has a perpetual duck hunting lease on it and only used during Duck Season.
WILDLIFE: Deer, Elk, wild horses, antelope, numerous types of trout and other fish, ducks, geese, hawks, birds of all types, and all other animals located in Colorado.
TOPOGRAPHY: Flat with a slight slop to the terrain.
WATER RIGHTS: 7.75 Shares of La Sauces Ditch Company and one small 15 GPM well.
VEGITATION: Mostly in Native Grasses, with approximately 200 acres of farm ground, which is currently in grass. Tall cottonwood trees and willows along the river ground.

PRODUCTION: Estimated production of hay tonnage on the east-meadow is 300 tons of native hay, along with fall and winter grazing. The west parcels will be used for summer grazing, but 200 acres m/l can be farmed if desired.
