The land has a total of 70 ft of elevation change across it, from the road to the creek. About halfway down into the woods, a dramatic 40 ft bluff ridge creates steep topography change. The tract has a newly built road to take you through it to this point. The creek can be accessed by driving down the east line. The land is perfect for hiking and to escape the city sounds. You can hunt whitetails or wild pigs too.
Dixon Creek has large limestone shale rocks and is lined by tall trees. It is fed by natural springs above the tree line, but in the summer heat these springs (and the creek) can go underground. After a normal rain it will run water, and after strong rains, it will run like a Colorado trout stream! A natural draw to the area's wildlife, Dixon Creek has a natural beauty that is hard to find in this area. An additional creek drainage crosses the property before the border reached Dixon Creek, which is fed by springs just to the west of the tract.

At one time the larger Dixon Creek Ranch (some 300+ acres) had a rock quarry on it, but this quarry has been closed for five years. This particular tract didn't have a quarry on it, but there were some piles of flume gravel that the owner had bulldozed to ground level. Vegetation has already started growing back on this area.
