TERRAIN: The land is marked by a scenic transition from east to west, with Jenny Creek crossing the property and forming undulations in the land here. Elevations range from 745' on the NE side of the property to 635' where Jenny Creek exits the property. Total elevation change is 110+/- feet with views over the Red River & into Oklahoma. Picturesque points and oak-covered hills provide scenic views over deep drainages provide potential pond/ small lake sites making the property feel larger than it is. Jenny Creek is a key feature that runs through the middle of the ranch.

RED RIVER & ARMY CORP LAND: Jenny Creek Ranch fronts along the high bank of the Red River for approx. 4/10ths of a mile. This frontage is not to the river directly, but rather a vast swath of public ground owned by the US Army Corps. During construction of the Lake Texoma dam downstream, the Army Corps of Engineers used Eminent Domain to inundate a large portion of the low-lying Red River riparian area to protect against future development along the flood prone & ever-changing Red River. This frontage provides access to a very inaccessible part of the Red River Army Corp land, totaling more than 10,000 acres; an airboat could provide access to over 30 miles of the Red River (& associated Corp land) from the top of Lake Texoma to well past the I-35 bridge going west.

TREE COVER & WILDLIFE HABITAT: Approximately 30-35% of the ranch is in native grass pastureland. 30-35% of the property is scattered to heavily wooded; the remaining 35% of the property (83+/- acres) is coastal bermuda grass. Trees include red oak, blackjack oak, post oak, pecan, sycamore, hickory, walnut, elm, cottonwood and redbud. Brush and beneficial browse for wildlife include sand plum, greenbrier, and blackberries. The diversity of vegetation provides an inviting landscape for wildlife.

WATER FEATURES: Jenny Creek runs through the middle of the ranch for approximately 0.92+/- miles. Numerous seasonal drainages run water into Jenny Creek and ultimately the Red River. A 1+/- acre, centrally located pond is complemented by three smaller ponds to provide water for wildlife and livestock. These ponds also provide fishing opportunities for largemouth bass, crappie and catfish.

WILDLIFE: The wildlife on Jenny Creek includes whitetail deer, turkey, hogs, dove, ducks and geese. Bobcats, coyotes, mountain lions, owls, hawks, dove, bats, bald eagles, woodpeckers, a variety of songbirds and over 315 different vertebrate species are native to the Red River Valley.

WHITETAIL DEER HERD: This area of Cooke County is well-known for producing trophy whitetail bucks. Trophy bucks in the 170"+ B&C class are fairly common.

ROAD FRONTAGE & INTERIOR ROADS: The ranch fronts on quiet and all-weather CR 103 for approximately 0.4+/- miles. The entrance is tucked back off the road and provides access to the main artery road going the length of the property. A concrete, low-water crossing provides access across Jenny Creek with a good system of interior roads/trails.

FENCING: Perimeter fencing ranges from good to excellent, with 6-strand barbed around most of the boundary. The cross fences are in fair condition but do appear to hold cattle. Cross fencing keeps cattle of the improved coastal bermuda pastures, and forms 5 pastures on the property.

NEIGHBORS: The Jenny Creek Ranch has three true neighbors (not including Army Corp Land) - the 5,000ac+ Flying J Ranch is the eastern neighbor; the southern neighbor is the 4,500ac+ Sycamore Creek Ranch & has been owned by the same family since 1843; the northern neighbor is a 105ac property. The neighborhood, including ranches of this size, means privacy, quiet, and a true ranch setting, only 20-minutes from the booming developments of North Texas along Highway 82, Gainesville & Sherman.

AREA HISTORY: 200 years ago, the line between eastern, agrarian Caddo tribes and the violent, nomadic Comanches of the west was a stark boundary found here in Cooke County. Heavily timbered forests lay to the East, with ample rainfall to support agricultural efforts. To the west, seemingly infinite open grass prairies were home to enormous populations of bison, deer and elk. Wars were waged along this line, in hopes of asserting claim to the boundless game, the deep canyons, elevated camp sites and opportunity found here. Incorporated in 1848, the county was named after a hero of the Texas Revolution, William McKinley Cooke, who fought at the Battle of San Jacinto and served as Chief Clerk of War for the Republic of Texas. Later, the Butterfield Overland Mail Route would cross this part of North Texas, carrying mail and wealthy passengers from St. Louis, Missouri and Memphis, Tennessee along some 2,800 miles to San Francisco. Today, the countryside still exudes the same wild nature that appealed to past civilizations.

Lake Texoma: Impounded in 1944 and just a short distance to the east of Jenny Creek Ranch, Lake Texoma is a renowned fishery and recreational lake found along the border between Texas (Grayson and Cooke Counties) and Oklahoma (Bryan, Marshall and Love Counties). This 74,000+/- surface acre lake is controlled and operated by the US Army Corp of Engineers and attracts over 6 million visitors every year. The two major tributaries of Lake Texoma, the Red and Washita Rivers, make Texoma one of the few freshwater lakes in the United States with a self-sustaining, landlocked population of striped bass. Black bass are also present in Lake Texoma including Largemouth Bass, Smallmouth Bass, and Spotted Bass. Catfish include Channel Catfish, Blue Catfish, and Flathead Catfish. The current Texas state record Blue Catfish was caught here in 2004, weighing 121.5 pounds. Fishing guides operate year-round on Lake Texoma and can accommodate families or large groups.

AIRPORTS: Dallas/Fort Worth International Airport (DFW) is a full-service international airport located 90+/- miles south of Jenny Creek Ranch. Gainesville Municipal Airport (GLE) & Sherman Airport are each about 40+/- miles south of the ranch.

DIRECTIONS FROM DALLAS (1-hour, 45-minutes, 88-mile drive): Take the Dallas North Tollway north for 40+/- miles to FM-455, then go 6.5 miles west, before turning north on US Highway 377. Travel for 30 miles before taking a left on FM 901, which will intersect with CR 103 after 6.5 miles. Go north on CR 103 for 1.6 miles, the entrance gate to the ranch will be on your left.

DIRECTIONS FROM FORT WORTH (1-hour, 42-minutes, 92-mile drive): Take US I-35 north for 50+/- miles, taking the exit toward US-82 East. Travel 4.2 miles, then take a left onto FM 371. In 7 miles, take another left onto Big Indian Rd, go 10 miles, then left onto CR 106, before a quick turn onto CR 103. In 5 miles, the entrance gate to the ranch will be on your left.

MINERALS: Surface only. There is one non-producing well on the property.

ELECTRICITY: Pentex Energy is the primary electric provider in the area.

GROUND WATER: Water wells are common in this area and groundwater is high quality. Local water wells are typically 600-800 feet in the Trinity Aquifer. There is no Co-Op or Municipal Water in the immediate area. An old windmill is centrally located on the property, but does not appear functional.

SCHOOL DISTRICT: Callisburg School District.

PROPERTY TAXES: The property taxes for 2025 were estimated to be approximately $286.56.

PRICE: $3,525,000 ($15,000 per acre)
