The river, creeks and springs along with the topography of ravines, canyons and highlands covered with excellent grass, wheat food plots, cedar and mesquite provide for an excellent hunting with wildlife that includes whitetail and mule deer, wild hogs, turkey, quail, dove and other wildlife. Deer travel up the canyons to the highlands where multiple blinds overlook food plots and open areas with corn and protein feeders. Considerable efforts of the owners have made this an excellent deer hunting property.
Improvements at the headquarters include a two bedroom concrete block hunting lodge, a two bedroom mobile home, two well-built insulated barns/shops, a shed and a water well. The headquarters has excellent accessed off highway 104 via the old paved highway.
In addition to the hunting the owners consider this ranch to be a good home for 40 to 50 cows. The grass is in good condition since the ranch has not been grazed in approximately 5 years. Improvements on the ranch for livestock include gathering and working pens, three water wells (two with utility power and the third with solar power) and tanks. Currently there are no operational dirt tanks but water is plentiful with the existing wells, springs and creeks.
