Outstanding hunting property with substantial CRP income just outside of Memphis. This property is right at 26 miles from the I-40 Memphis bridge, and has outstanding deer and duck hunting potential. For the duck hunters this property is 1.5 miles west of Wapanocca Lake NWR, has Big Creek running through the middle of the property, and is right at 10 miles west of the Mississippi River channel. For the deer hunters, this property is one of the larger blocks of privately held cover for miles. On my latest property tour earlier this month, May of 2020, I jumped deer on almost every corner I turned when traveling the property.
Access to and through the property is outstanding as it has paved road frontage, gravel access to a lodge location with both power and water, and a concrete and iron bridge to cross Big Creek to enter the west side of the property. (See pictures.)

You also have the option of letting the current CRP contract expire which would render the property unencumbered allowing you to sculpt the property into a duck and deer wildlife haven.

There is also potential to convert all or a portion of this property back into ag production as the CRP contract expires in September 2020.
