What a sweet little 3 bedroom home with 2 full bathrooms, 35.2 acres of pasture (of which 2 acres are fenced around the home), really nice solar and wind powered system in place, good well, septic and cell phone reception (at least with AT&T) and it borders BLM. The acreage is fenced on 2 sides (the north and the east) and there's a legal access easement across the very west end of the property for the cattle rancher who leases the BLM ground for his cattle. The only negative if a horse owner or small hobby farmer wanted to perimeter fence the land for his own grazing use is that 2 gates or cattle guards would have to be installed for the rancher to move through. But, if you fenced out this small portion of the property to eliminate gates & guards, you'd still have plenty of pasture for several animals.

The year 2000, manufactured home is in excellent and very clean condition. Heat is propane forced air, oven/range is propane, new refrigerator is propane, the well has it's own solar power source within the home and had a filtration system installed in 2007 at the same time a new water-pressure tank was installed. Owners change the water filters regularly and have meticulously maintained this second home for their use. They are now ready to pass on their well-loved BLUE PONY RANCH to a new owner. Floors are wood laminate throughout the entire home, even in the bathrooms. Both bathrooms are full baths and the roomy, master bath has a large garden tub. The master suite is really quite large and the corner windows give it a peaceful, tranquil feeling. A new metal roof was installed on the home in 2007 at the same time the Quonset was built. Both the roof and the Quonset are heavy-duty built and sturdy. The Blue Pony Ranch would be a wonderful second or first home and is completely off-grid with solar and wind for power. Brand new batteries (8) were installed only months ago and the system is in great shape, easy to understand and operate. The Rocky Mountain views are spectacular from the home, plus it is located deep into the acreage. And though the entire town of Westcliffe (population 700) might drive by (that's a joke), you would never know it. Westcliffe and Silver Cliff are located in the Wet Mountain Valley, Custer County, at approximately 8000 feet. The two towns are bordered on the west by the majestic Sangre de Cristo Mountains that ascend to 14,000 feet on some peaks, and the rolling Wet Mountains to the east. The Collegiate Peaks can be seen in the north along with Pikes Peak, and the Spanish Peaks can be seen to the south. The Wet Mountain Valley is famous for its unparalleled views, its rural-ranching lifestyle and endless miles of wilderness hiking trails that wind through high-mountain meadows bursting with wildflowers. And the Valley is also famous for more than 47 high-mountain lakes and excellent fly-fishing.
Located approximately 1-2 hours from Colorado Springs and only minutes from the quaint town of Westcliffe, you'll enjoy wildlife-viewing and big-game hunting in this undiscovered mountain valley. There's boating and fishing at Lake DeWeese or first-class fly-fishing and rafting on the Arkansas River just 30-45 minutes away. Skiing at Monarch Ski Area is 90 minutes from town and for hikers, bicyclists or backpackers, the Rainbow Trail that runs from Salida to Westcliffe (over 100 miles) along the eastern edge of the Sangre de Cristo Mountains, is accessible just west of our town.
