This 160 acre tract is located 3 miles south of the central Oregon resort community of Sisters and is within a 2.5 hour drive of Portland and 35 minute drive of Bend. It has potential for development as a central Oregon retreat with homesite, equestrian facilities and riding trails. It is located within the Upper Deschutes Wildlife Management Unit.
The tract has yearround access from Peterson Burn Road and adjoins several private ranches and residences which all have an easement over existing logging roads on the property. (Please see Supplemental Information Package and Title Report.) There is a small meadow located in the southeast section of the property which would be an excellent location for a homesite.
The Deschutes National Forest Service ownership is along the southern boundary.
There is a residual stand of primarily young ponderosa pine timber throughout most of the property which has been precommercially thinned and would provide a longterm timber investment opportunity to a new owner.
The existing F2 zoning may allow a single family dwelling as a conditional use and, according to Deschutes County Planning, may not be difficult to obtain under the Template Dwelling Test, due to surrounding parcels created prior to 1993 as well as the ten existing homes within proximity to the property. Township 15 S, Range 10 E, Section 20, Tax Lot 400. From Sisters, Oregon, drive west along Highway 242 (McKenzie Highway) to Edgington Road. Take left and proceed south 2 miles to Peterson Burn Road. Turn left and go .6 mile to northwest corner of property.
