They pay $450/year for use of this well, plus furnish one free stock tank tap with as much water as needed to keep it full.
The ranch has a very good cover of native and improved grasses, creating an excellent bobwhite quail habitat. Colorful wildflowers blanket the hills in spring and summer. There are lots of shrubs and tall grasses too, while hackberry and chinaberry groves line the draws. Wild plum thickets contribute to the wildlife as well. The property has very good bedding areas for deer, and lots of whitetails can be seen running across the pasture when driving through it. There are turkeys on the ranch too. The owner will convey the tower stands and feeders on the south side at closing.
