Paved road frontage along HWY 178 adds value to this tract. Additional access is found via Squirrel Ln (paved) and Virginia Rd (dirt via easement). Merchantable pine, merchantable upland pine/hardwood mix, pine hardwood re-gen, and hardwood along the edges of Coldwater & Walnut Branches provide timber diversity. The confluence of Coldwater Branch & Walnut Branch occurs within the boundaries of the Knight tract, creating some ecological significance. An old mill pond damn (broken) adds a unique feature. Topography along the eastern side of Coldwater Branch affords an uncommon element in the Lowcountry.
