General Information
Genoa, Nevada was established as Nevadas First Settlement in 1851. What started out as a trading post soon became a more permanent settlement. Genoa became a commercial center during the Territorial days and then settled down to a quiet existence as the county seat and a trading center for Douglas County.
The Little Mondeaux Limousin Ranch lies just 2.9 miles north of the town of Genoa, Nevada on Jacks Valley Road. It also lies to the south and east of the Genoa Lakes Golf Resort. It consists of 2 distinct separate parcels.
WATER RIGHTS: Parcel #9 has 116.56 acres with about 89.7 acres of certified water rights water out of the Carson River. WATER RIGHTS: Parcel #9 has 116.56 acres with about 89.7 acres of certified water rights water out of the Carson River. Both parcels are served with an underground water pipeline and both parcels have several water alfalfa valves.
ZONING: Douglas County has zoned both parcels A-19. In addition each parcel is subject to an agriculture conservation easement that further restricts the uses within the property. This conservation district allows for each parcel a Reserved Area of approximately 40 acres within which the landowner has all land uses allowed by right under Douglas County code for the A-19 zoning district.
FLOOD ZONE: Both parcels are within the Special Flood Hazard Area (aka Primary Flood Zone) and the flood zone designation is Zone A, Undefined. In Douglas County, and elsewhere, potential flood depths have not been determined for Zone A areas.
ACCESS: Access to the properties is via existing private access easements. The private access easements are purported to be privately maintained, the mechanism for which was established in the CC&Rs for the property.
SURVEY: The properties have been surveyed and the resultant survey maps have been recorded in the County Recorders office. The property corners were marked at the time the surveys were completed.
UTILITIES: Utility availability is dependent on a number of factors including the needs and demands of the ultimate end user. However, there are recorded utility easements available to construct any necessary utility extensions from the existing service location to each of the parcels. To the best of the Sellers knowledge and belief, neither power nor telephone facilities exist to Parcel #11 and, utility service to Parcel #9 may not currently exist either. Power and telephone service will be required to be constructed to each parcel by the end user.
IMPROVEMENTS: There are no outbuildings located on the properties; however, the properties are generally well fenced. The fences that exist do not necessarily follow the property lines. The underground irrigation pipelines and alfalfa valves have been constructed to each parcel from the irrigation system that is common to the Little Mondeaux Limousin Association.
