10% [non-refundable] of earnest money, due the same day or mailed to LandProz within 3 days of the auction sale. Earnest money will be held in listing brokerage escrow until closing. Only approved bidders will be approved to bid. Buyers will need to provide a letter of credit or proof of funds prior to bidding. Closing will be on or before May 12, 2025. Possession will be at closing subject to current CRP contracts to be succeeded with 60 days to new owner and subject to current tenants lease. There will be no financing contingencies. Buyer to do their own due diligence prior to bidding. This is a reserve auction, seller can reject or accept any/all bids. These 2 tracts will be sold as individual tracts, or a whole farm option [which includes both tracts]. The 2 tracts will be added together individually, and the sum of these 2 tracts will need to be greater than $5,000 more than the sum of the whole farm, to be the winning bidder. Subject to survey only if sold as separate parcels; if the parcels are sold separately then seller, at seller's expense, will provide a survey for the property.
