Wildlife: Whitetail Deer, feral hogs, bobwhite quail and the occasional blue or scaled quail covey, dove and varmints such as coyotes and bobcat. Ranch has been supplemental fed for nine continuous years. Deer and hog populations are healthy and hunting pressure on both the ranch and surrounding ranches does not appear to be excessive. Most of the game movement will be from the East coming onto the ranch. There are no other ranch lands leased to hunters that surround this ranch.
Utilities: Water furnished by two wells each about 400'at each camp. Septic system installed at Camp #1. At present, power is provided by diesel generator however with the new recorded access easment right of way, power will be available from overhead power lines on Hwy 16 approximately 1/2 mile (+/-) away with poles that can be set along the new easement right of way.
Minerals: Hydrocarbon minerals have been reserved, this is a surface estate only. The ranch is not under oil & gas lease nor is there any present or past production on the land. Ranch not located in active oil and gas field.
Easement: A new recorded access easement right of way was granted to the seller which continues through the bordering ranch approximately 1/2 mile or so from Highway 16. The old access easement right of way will be discontinued.
