This high-fenced ranch is turnkey and features almost everything you need to begin hunting immediately. At the camp area there is 2 40 metal containers that have electric installed allowing for equipment storage or with some work could be used for sleeping quarters. There is 1 water well and 2 water troughs along with a windmill and water storage tank at the camp area. The owner has brought in some exotics as well as some breed whitetail does to increase the genetic diversity. Throughout the ranch there are 4 metal tower blinds, 4 broadcast corn feeders, 4 protein feeders, and numerous water troughs that will be conveying with the sale.
Habitat:
The habitat on this ranch is your classic heavy South Texas Brush. The brush diversity is excellent with a plethora of brush and trees ideal for growing big deer. Most of the brush species consist of Blackbrush, Cenizo, Brasil, and Persimmon. The tree species consist of Mesquite with some scattered Hackberry Trees in the bottom areas and very little Huisache. The brush on this ranch is extremely heavy creating ideal habitat for both White-Tailed Deer and exotics. There is also approximately 110 feet of elevation change across the property providing excellent views of the ranch and the surrounding countryside.
Wildlife:
Wildlife native to this ranch and area are White-Tailed Deer, Rio Grande Turkey, and Javelinas. Some breed While-Tailed Does have also been added to the already existing herd of whitetails. Some exotics have also been introduced to the ranch including Axis and Blackbuck. The dove hunting in this area has been fantastic in recent times and the majority of the dove having been White-Winged Dove. Bobwhite Quail also add another source of wingshooting.
Water:
There is 1 working water well that is located near the old windmill that supplies water to both water troughs. With the wide elevation change, there could be numerous locations for a pond.
