This ranch features perimeter high fencing, a new water well, and electric located through the ranch. The interior ranch roads are excellent and provide access throughout the ranch and along all property lines allowing you to maintain fences and also have excellent hunting visibility. The camp area would be an excellent location for a cabin or Barndominium.
Water:
A newly drilled water well is located by the camp area that was drilled within the last 12 months. This well services the water troughs in the field but could possibly gravity feed to all parts of the ranch.
Electricity:
Electricity is located at the camp area on the North end of the ranch and comes in from the South end along the county road. An electric meter is already in place.
Habitat:
The habitat on this ranch consist of heavy, high-protein brush with scattered Mesquite Trees where the lower parts of the ranch are. The brush diversity on this ranch is excellent. This part of South Texas is widely known for its heavy and highly nutritious vegetation. Most of the habitat consist of Blackbrush, Guajilla, and Mesquite as well as a plethora of other native vegetation found in this part of South Texas.
Wildlife:
The Wildlife on this ranch centers around White-Tailed Deer but tons of other native animals are common in this area. With the strong perimeter fencing and cleared boundaries this property is ready for your personal White-Tailed Deer herd or an exotic deer herd. For the bird hunter, Bobwhite Quail and dove hunting can also be excellent as well. Duval County in the last few years has been an absolute hotspot for bird hunting.
Topography:
The Northern part of the ranch is where you will find the highest elevation. The ranch has a gentle slope rolling back to the South providing for excellent views and a topography change of approximately 35+- feet.
