Terrain:
The terrain varies from the steep mountain slopes on the east side of the ranch to huge gently rolling meadows on both the south and the west side of the ranch. These large meadows are populated with giant live oaks and other native trees, brushes and grasses. From the mountain tops one can see miles of spectacular Hill Country views. The location of the ranch and the variation of terrain make the Bryan Ranch an ideal retirement or get-a way-place.

The owners will reserve all of the minerals owned and one-half of the commercial water rights from the sale of the ranch.
Improvements:
There is a newer, small metal storage building, with a concrete foundation, near the ranch entrance with an electrical power supply. The boundaries are fenced sufficient to hold cattle with most fences in fair to good condition and the only deer-proof fencing being on the east side of the ranch. The Seller will convey the ranch with a Texas General Warranty Deed secured by an Owners Policy of Title of Insurance.
