Edwards County has some of the finest wildlife hunting in the State of Texas, and our 4,100 acre ranch in Edwards County at Carta Valley is usually at the top of any list.
We are located in an area of deep ravines and panoramic views. The cover is heavy in oak, pinion pine and walnut, with blue sage and bluestem grasses ………. all of which is ideal for a good population of whitetail deer, blackbuck antelope, axis and Corsican sheep. Wild turkey and dove are abundant on our ranch.
The property is highly improved with the hunter in mind. We have a six bedroom lodge which is modern in all respects, with an office and DSL communications. The ranch caretaker and his wife live in a house conveniently close, but discreetly removed from the lodge. There are accommodations for additional ranch help when needed. Water is essential to a good wildlife operation, and our ranch is served by five wells...
The property is highly improved with the hunter in mind. We have a six bedroom lodge which is modern in all respects, with an office and DSL communications. The ranch caretaker and his wife live in a house conveniently close, but discreetly removed from the lodge. There are accommodations for additional ranch help when needed. Water is essential to a good wildlife operation, and our ranch is served by five wells and more than 200,000 gallons in a water storage and distribution system. The entire ranch perimeter is high fenced, and the interior is also high cross-fenced into three large pastures with many smaller pens. There is 80,000 feet of high fence total, and all of it is in excellent condition. Twenty feeders of one ton capacity each are kept supplied by a large grain storage facility. Smaller feeders and observation stands are strategically located on the property.
The ranch is quickly accessible from the Del Rio Airport, and easily traversed by two wheel drive vehicle on 40 mile per hour roadways throughout the tract. Base material for the roads is currently sourced on the property.
While the focus is on hunting, a great deal of the ranch appears untouched by human hands, and often reminds visitors of how it was when occupied by Apache and Comanche Indians, many years ago. A very large and deep cave on the property accentuates this feeling.
The ranch enjoys a wildlife tax exemption. We have priced the property at $4,500,000 and are comfortable that we can point out where this value lies. We will provide a current survey and title insurance to the new owner. We can offer immediate possession and short term financing.
We have an aircraft flying from Houston to Del Rio most every week, and can provide some transportation for examining the ranch, to qualified individuals.
