There are multiple possible uses for the farm including but not limited to cattle grazing, farming, hay production, hunting, and freshwater fishing. The three ponds have largemouth bass and channel cat in them with the landowner reporting a 24 inch largemouth being caught out of one. There is one pond that is spring fed and it was put to the test a few years ago when this region suffered from drought, but this pond remained full. That coupled with the thick grass will make this a suitable farm for livestock. The farm is a whitetail deer paradise with the abundant cover and crops located nearby. The landowner and hay farmer both suggested that there are too many deer on this acreage! The cedars will hold a large number of the deer later in the season after the leaves fall off the trees. That same cover provides hideouts for quail and rabbits. Plenty of dove were perched on the power lines that are along the road frontage on the North side of the land. A person can easily navigate the farm on a atv/utv and there is a barn and outbuilding to store them in. All of the water rights, mineral rights, oil and gas rights will transfer to the new owner and there are currently no production and no leases on any of those rights.
