The soils are primarily gently sloped Tinn Clay and have been shaped and managed to create very well-draining and productive pastureland conducive to growing improved grasses, cotton, corn, sorghums, or other small gains. The main pasture measures ~90 acres, and has been cultivated with Tifton 85 grass. Hay production is prolific, with the farm averaging 2.5 cuttings per year over the last 5 years, with each cutting producing ~180 round bales, or ~4,050 small square bales per cutting, providing the new owner both an agricultural exemption as well as an income source. The eastern pasture measures ~21 acres and its current use is for pasturing horses. Within this pasture are seven strategically placed 96sqft loafing sheds. It is fenced and cross fenced.
