The soils are primarily gently sloped Tinn Clay and have been shaped and managed to create very well-draining and productive pastureland conducive to growing improved grasses, cotton, corn, sorghums, or other small gains. The main pasture measures ~90 acres, and has been cultivated with Tifton 85 grass. Hay production is prolific, with the farm averaging 2.5 cuttings per year over the last 5 years, with each cutting producing ~180 round bales, or ~4,050 small square bales per cutting, providing the new owner both an agricultural exemption as well as an income source. The eastern pasture measures ~21 acres and its current use is for pasturing horses. Within this pasture are seven strategically placed 96sqft loafing sheds. It is fenced and cross fenced. The remainder of the property is heavily treed with a mix of native vegetation including elm, oak, and ash.
Water
The main water feature is an ~2 acre lake located near the smaller of the two barns. The lake is in great condition and can be fished easily from the shore, or from a small boat.
