MINERAL RIGHTS: Seller will retain 50% of the mineral rights, for a term of 10 years, with said reservation to be non-participating in lease monies, delay rentals and bonuses, but fully participating in royalties.

Tract 4: All planted to 2014 milo and Seller will retain 100% of the crop.
FSA INFORMATION: All FSA farm program payments associated with the 2014 crop year will be subject to the 2014 Farm Bill provisions.
WIND LEASE: The South quarter of Tract 2, and all of Tracts 3 and 4 are subject to a current wind lease of record. All lease payments after the date of closing will go to the Buyer(s).

Tracts 1, 2, 3 & 5: Date of closing with 100% of the cropland acres open. Buyer will reimburse the Seller for fertilizer, spraying and farming operations on the summerfallow, or other terms as may be acceptable to the Seller.
Tract 4: After the 2014 milo harvest.
REAL ESTATE TAXES: Taxes for 2014 will be prorated to the date of closing.
