This half section will be offered in two tracts:
• Surface-Only Tract consisting of the E 1/2 of Section 25, Township 26 South, Range 33 West
• Mineral Tract consisting of an undivided one-third (1/3) interest in the producing minerals and subsurface mineral rights
The half section is currently divided into six smaller fields, utilizing a one-third crop rotation on each quarter. Each quarter includes the north one-third planted to wheat, the middle one-third in corn stalks, and the south one-third in wheat stubble. The seller’s one-third share of the wheat crop will transfer to the new owner.
Possession of open ground will be granted at closing, with the option to take possession upon execution of a purchase agreement on the final day of the auction. Possession of ground with growing wheat will occur after harvest or on August 1, 2026, whichever comes first.

Online bidding will open on February 27, 2026, and the auction will conclude on March 2, 2026. In-person bidding will be available from 8:00 a.m. to 10:00 a.m. CT on March 2, 2026.
