Acreage: This property is approximately 259.861 acres.
Topography: This property has some nice elevation change along the northern parts while staying relatively flat along the front portion and area nearest the small set of pens.
Rainfall/Elevation: The average annual rainfall for Jones County is around 26 inches. The elevation changes from 1924' up front to over 1955'. The views from the high point are spectacular; especially in the blind up top.
Cover: This property has a variety of options. The front 80 acres is open with old sand dunes spread throughout. A food plot with water station for wildlife is located with a full blind/feeder setup for both rifle and bow. The next area is a mix of wooded and open with a larger food plot ready to go. This area seems to be a completely different look than the first with its more mature trees sprinkled throughout. The long strip is a mix of groves with some surface tanks providing seasonal water. This area is where the elevation changes the most and setups are positioned for both short and long shots. The grass and occasional prickly pair provide some nice cover for the quail that love to hang out in these areas and call back and forth to each other in the early mornings. Find a soft bark mesquite and its likely been the target of a rub; these aren't hard to find.
Fences: The perimeter fences are old barbed wire; these are not fully contained. There are some cross fences.
Utilities: Utilities are provided by Big Country Electric Co-op. Service is ran to an old oil well, but no active service is on the property at this time. Other electricity is available near FM 126. Buyer or buyer's representative are responsible for verifying all utilities.
Water: The property is approved for a water meter from SUN WSC and the Seller will arrange to have that installed prior to closing. There are three water wells on the property but none being used at this moment. One well is located about center of the property and was operated using a solar panel at one time (panel still in place). The other two wells are hand dug wells from 1940; these wells have not been tested, but water is very much visible. The property does have a a few surface tanks that catch water but none of these hold for extended periods of time. Buyer or buyer's representative are responsible for verifying all water.
Hunting: The Whitetail deer, Rio Grande turkeys, quail and feral hogs call this area home. Other critters linger around for varmint hunting too.
