The land is +/- 37 acres of rhododendron forest adjacent and directly accessible to (150 yds) the scenic Blue Ridge Parkway, only 5 miles from the town of Floyd VA. The other living quarters is a recently constructed Yurt. This sits on an elevated Trex deck with a unique reinforced steel under structure, therefore maintenance free. A larger portion of the deck faces the field for relaxing, grilling, etc. Inside the yurt is a railing enclosed loft for childrens use. It's access is by spiral stairs also with safety railing. The Yurt has a kitchen with stove/oven and mini fridge. It also has a stacked washer-dryer.

Between the stone cabin and the Yurt, there is an outdoor kitchen. This is also constructed of matching limestone and hardwood beaming. It is a high use living space with an outdoor TV, and a sitting terrace next to an outdoor firepit. It has a two burner gas cooktop, large stainless steel sink and mini fridge.

Separate from the living spaces, there are two sheds. The smaller older structure has an open drive thru portion with roofed side area. This shed is currently used primarily for firewood storage. Another larger (60x40) and newly constructed shed has three compartments. In the rear is a closed (rolling overhead doors) drive thru for storage of motorized equipment and there is a single car garage facing the parking area. There is also a large 30 x 20 workshop/storage area. This space is connected for electrical and plumbing installment.

There is a small family cemetery in the SW corner of the property. There is a 50' right of way from Woods Gap Road along the southern border for adjoining property access.

BUYERS PREMIUM TEN PERCENT (10%): Buyers Premium shall be added to the final online bid, which will determine the Total Contract Sales Price.
