This 225 +/- acres is located just 450 ft. south of Highway 70, between Crowell and Thalia in Foard County, Texas. The topography is very flat, with minimal slope. The soils are listed as Class 1 Rotan clay loam, excellent for wheat or cotton production.

The land has an older cedar post fence around its perimeter, but it is not in very good shape. The pipe corners look to be ok. The owner put up a t-post hot wire around it for cattle grazing. There are no other improvements on the land, like buildings, structures or water wells. It is unlikely that there is any ground water here, so you will need to water cattle from the city water line or dig a tank. Electricity runs down the east side of the property along the county road.
