This northwest Texas ranch is located just seven miles west of the town of Crowell in Foard County, Texas, on the south side of the two-lane Highway 70. In addition to this, there are roughly twelve water tanks scattered throughout the pastures, at least three of which are over an acre in size. Most of these tanks are in good shape, but a few could use digging out. Two seasonal waterways - Blue Hole Creek on the west and the beginnings of Little Good Creek on the east - ensure rainfall is carried to the multiple water tanks. Blue Hole Creek is the most notable waterway, winding through the north and west pastures for over three miles. It is lined by tall hardwoods the whole way, which creates great places for setting up tree stands.
Two sets of working pens are in the pastures, both of which are constructed of metal pipe and are in perfect working condition. Community water lines are ran to both sets of the working pens, and the north set has electricity available too. The north set is the larger of the two, with several lots and a long metal lane and chute. It is approximately 0.5 miles south of the highway and has a gravel road going from it to the highway, so cattle can be loaded and unloaded easily on this side of the ranch.
The land terrain is rolling, with several sharp bluffs and breaks in the south side. The whole property is very accessible, with several entrances off of Highway 70 and twenty miles of interior ranch roads. The bulk of the ranch is in native pasture, consisting of buffalo, bluestem, indian, and gramma grasses, plus lots of hardwoods and brush, such as mesquite, cedar, and hackberry trees. Some parts of the ranch were "rolled" in the past to help stimulate grass growth. In the most western section, there are 110 acres in cultivation from three small fields. These fields have been used to grow haygrazer in recent years, but could also be sewn in wheat for winter grazing or deer hunting. There are 37 acres in improved range grasses in the north part of the ranch as well.
In addition to cattle grazing, the ranch is an excellent hunting property, with lots of whitetail deer, turkey, dove, feral hog, bobcat, and coyote, plus some bobwhites. The piped water, multiple ponds, brush cover, and cultivated fields ensure an adequate habitat to sustain and grow trophy game. Deer and hog tracks are all over the ranch, typical of Foard County, which is known for its large bodied whitetails and solid hog population. The ranch is surrounded by one large neighbor on its west, south, and east sides. Other large ranches, including 8000 acre and 3000 acre tracts, are across the highway to the north.
The ranch has several excellent building locations and beautiful views stretch out in all directions. The property sits in a transitional part of the county, going from the canyon country along the Pease River valley to the flat plains rolling out to the North Wichita River to the south. As stated above, community water lines and electricity have already been ran deep into the property and could easily be brought to a new building site. Even though the ranch is located on a state highway, it feels very remote and private.
