This is a beautiful piece of land, very private and loaded with wildlife! The property is in southeast Foard County and joins the historic 550,000 acre Waggoner Ranch on two of its four sides. Reservoirs #1-3 are on the same drainage on the south side. These tanks are under 5' deep on average, except at the dam where it is closer to 10', and are excellent for duck hunting! Hundreds of migratory waterfowl visit these tanks each year, and even on the hot summer months you are sure to see some swimming around, enjoying the cool water.
Reservoir #4 is in line with the other three reservoirs, only it is fed from a different drainage south of the ranch. A springfed pond is in the north pasture and sits on a creek drainage as well. It holds water year around due to a natural spring underneath it, which was hit in the late 1960s when the tank was dug. This tank is stocked with bass and catfish and is located within walking distance of the deer camp.
For whitetail hunting, two distinct food plots were built, both of which are fenced off separately so you can grow the plot without disturbance from livestock. One of the plots right now has been planted in alfalfa, while the other is in millet. In the fall, both of the plots will be sewn in wheat for deer hunting. Corn is kept going in spin feeders, and both have tower blinds on them as well.
Native bucks in this region can grow to be very large, beyond the 160 B & C class range. With very little hunting pressure around the property, and none on the east and west due to the border with Waggoners, several trophies can be taken each year. Also, the ranch doesn't have any road frontage, but is accessed by a deeded easement through a neighboring property, so you don't have to worry about poaching or road hunters.
Other sport includes turkey hunting along the creek bottoms, seasonal javelina, and year around feral hog chasing and predator calling! Between the big game opportunities, waterfowl hunting, and fishing, this ranch offers a variety of activity for one or several sportsmen.
Other improvements include barbed wire fencing and a deer camp on the far east side of the ranch. A large metal carport was constructed at the camp, with flood lights and septic system. Electricity and city water lines were ran to the deer camp too. The carport is currently housing a 2004 Sprinter camping trailer, which will convey with the sale, but when it was constructed it was built with the idea to one day convert it into a full lodge. Multiple hook-ups would allow several more trailers to be parked here, if desired. A satellite TV dish is set up as well.
