LAND USE:
- 222.3 FSA certified dry land cultivation
- 113.4 acres enrolled in the Conservation Reserve Program (CRP)
- 30.7 acres in native pasture, roads, etc.
FARMING:
The cultivation is in one large block and currently planted in winter wheat, being farmed by a tenant on a share crop basis on the thirds. Care has been taken in the past by rotating crops to restore nutrients to the soil and to control weed invasion. The field has been fertilized with each years planting as well. Most of the land is flat, with a slight slope. The soils are sandy loam, great for small grain crops, hay, or could be put in coastal bermuda grass for running cattle. The cultivation has a 293 lb cotton base with the FSA office.

113.4 acres are enrolled in the CRP program until September 30, 2021; this acreage is on the north side and consists of tall switch grass, bluestem, love, and mixed native grasses. The annual payment for this program is $3,742/year, or $33/ac.
WATER:
Water is very shallow here, but not in sufficient quantity to irrigate. Stock tank wells for cattle can be hit with in 20 depth. Two water wells are on the land; neither have been used in years, so the owner does not know of their condition.
ACCESS:
Road access is very good here, with country roads on the north, east, and south sides. It is only a half mile from Highway 70 as well.
MINERAL RIGHTS:
The owner does not own any mineral rights, so there are none to transfer. There is some production along the north end in gas wells. All of the wells are within the CRP acreage, so they dont interfere with plowing or spraying. All other property rights (wind, water, etc.) will transfer with no reservation.
ASKING PRICE:
$1000/acre, or $366,000.00 total.
(Additional 640 acres that joins this farm is available for sale too, with house and barn. Call for details.)
