This northwest Texas cattle ranch is located in central Foard County, Texas, between the towns of Crowell and Thalia on Highway 70. It is a productive ranch and nicely improved, with a comfortable ranch home, multiple barns and outbuildings, cross-fenced pastures, and mineral rights to convey.

THE LAND:
This land is classified as Rotan clay loam farm land by the USDA and is very productive. Of the 1,047.3 field acres, the owner has put 310.1 acres into coastal bermuda pasture. The remaining 737.2 acres is in dry land cultivation, and there is an additional 34.3 acres of native pasture on the south end. He has used the cultivated acres in past to grow winter wheat for rotational grazing and grain production, but this land could also be used for haygrazer, cotton, or would do well in bluestem or coastal grass, if the new owner didnt want any cultivated acres.
The whole perimeter is fenced, and the land is cross-fenced into six pastures that allow cattle to be easily moved around. Each pasture has access to a water tank and/or piped city water. There are four tanks total and all of them are large (three are 1.5 acres large, the fourth is one acre is size). The ranch has an additional 27 acre pasture set aside for horses, which connects to the four horse stalls near the house.
All but a half mile or so of fence is in very good condition, with metal t-posts and pipe corners. The half mile of older fence serves its purpose, but a new owner may want to update it. The ranch has public roads going around its whole perimeter, 2.5 miles of which are paved, so you have easy access to all the pastures. There are at least 16 gates, either from the public roads or between pastures; all the gates are pipe and/or metal, and most are double gates, so equipment can easily be moved through them.
This ranch is set up for agricultural use. The only part of it that could be hunted is the 34.3 acre native pasture on the south end, which is full of mesquite trees. One of the 1.5 acre water tanks is in this pasture and draws in wildlife. You could hunt whitetail deer and feral hog back here, if you wanted. Foard County has some great dove hunting as well, and you could dove hunt virtually any of the water tanks on the place.
THE HOUSE and IMPROVEMENTS:
The ranch house was built in 1998 by the owner and sits a 1/3 of a mile off the main entrance on Highway 70, down a long graved driveway. A keypad operated electronic gate is at the end of the driveway by the highway, to protect the access to the place. The house has a brick exterior and metal roof. As you can see from the pictures, everything is in excellent shape. The kitchen has an island/eat-at bar, and there is a defined area for a dining table. The kitchen opens to the living room, which is very spacious. Other than the kitchen and bathrooms where there are tiled floors, the living areas have carpet; crown molding and plantation shutters are throughout the house as well. All appliances in the kitchen will convey.
The master suite is large enough for a king size bed and additional sitting area; it has a private bathroom, with large walk-in closet, separate shower and jetted garden tub. The two other bedrooms are on the opposite end of the house and share the hall bathroom, with has a shower/tub combo. An additional office room off the hallway could be used as a fourth bedroom, if you needed it, and it also doubles as a storm shelter, with reinforced concrete walls. Off the living room, a large bar/entertaining room was built, which has an indoor hot tub. This room provided additional dining space for large parties.
The house is nicely landscaped. An attached garage provides covered parking; there is also a carport next to the house for more parking, which has a utility shed as well. The house is on a four tank aerobic septic system that the owner has serviced every other year.
The horse stalls are near the house. The shop and hay barn are behind it too, so the whole headquarters is easy to get to. City water from Crowell is ran to the house and barns; electricity was ran all the way back from the highway to the headquarters. The owners pay for weekly trash pickup.
MINERALS:
While the owner is not sure of his exact mineral ownership, he believes to own 100% on the section where the headquarters sits, and 50% on the remaining acres. Neither the owner nor broker make any guarantee as to the mineral estate being conveyed. The property is selling with NO mineral reservations, and any buyer will be allowed a due diligence period to verify the owned mineral estate by an attorney, landman, or professional of their choice.
LIST PRICE:
The Moore Cattle Ranch is being offered for $1,887,000, which is essentially $1250/acre for the land and $500,000 for the improvements. This comes out to $1700/acre across the board price, but that is how it is factored. The owner will NOT sell the land separate from the improvements; it is an all or nothing package.
