$50,000 (non-refundable) down on Tract 1 the day of the sale. $35,000 (non-refundable) down on Tract 2 the day of the sale. $25,000 (non-refundable) down on Tract 3 the day of the sale. Balance due at closing, on or before October 17, 2021. A 2% buyers fee will be added to each tract. Sellers to pay taxes in 2021. Possession will be at closing and after current tenant crops are removed. Any statement made the day of the auction takes precedence over previous material.
