Timber: ~2/3 of the ranch remains heavily wooded. The primary tree canopy consists of Live Oak, Post Oak, Blackjack Oak, American Elm, Winged Elm, Cedar Elm, Sugarberry, Green Ash, Mesquite, and Eastern Redcedar.
Soils: The ranchs primary upland soils are well drained Silawa fine sandy loam (202 +/- acres) and Edge fine sandy loam (171 +/- acres.) In the bottomland sections of the ranch you will find darker Nahatche-Hatliff (133 +/- acres) soils. All of these soils are suitable for cultivating most varieties of wildlife forage crops.
Pastures and Grasses: There are two 10+/- acre upland hay pastures with lush Bahia grass and spring ryegrass. These scenic pastures are separated by timber blocks and benefit from 41 of average annual rainfall. The ranch has perimeter barbed wire fencing and some cross fencing.
Topography: With 70 of relief on the ranch, the frequent elevation changes provide good drainage and a scenic landscape. The highest elevation point on the property is 370 and is located on the SW corner of the ranch. From this point, the land slopes to the east and into Sandy Creek where you will find the ranches natural wetland at ~300 of elevation.
Water:
Sandy Creek Live water creek that flows east through the property from the NW corner and then south along the eastern side of the ranch
where it exits the property in the SE corner, ultimately meeting up with Tehuacana Creek where they form another great natural wetland.

Deer Hunting:
Stewards Mills Ranch has a strong population of white-tailed deer which benefit from the diverse native habitat. Numerous deer blinds are located in strategic areas overlooking pipeline right-of-ways, feeders, and stock tanks providing thrilling deep woods deer hunting. The ranchs dense cover, native forage, planted pipeline forage, and perennial water sources ensure the native herds best interests are met year-round.
Duck Hunting / Natural Wetlands:
Located just over 2 miles south of the Richland-Chambers Reservoir, ~5 miles west of the Richland Creek Wildlife Management Area, and less than 1 mile North of the Tehuacana Creek Wetlands, the ranchs natural wetland is an annual resting stop for waterfowl as they continue their way south for the winter months. Further waterfowl habitat could easily be developed in several areas of the ranch, if desired.
Structural Improvements:
Privately located and well-appointed 3 bed / 2 bath, 1600sqft log home with a great stone fireplace.
Fully enclosed 20x35 metal barn with attached open space which is large enough for two vehicles and many other ranch shop tools.

Pipelines:
One under ground gas pipeline and one underground crude pipeline traverse cross the ranch. These pipelines are well maintained by their respective companies and create excellent food plots for wildlife in addition to enhancing the ranchs road system throughout the property.

There is no active production or current mineral leases on the ranch.
Utilities:
Electricity is provided by Navasota Valley Electric Coop. Rural water is supplied by Winkler Water Supply Company. There is a propane tank located near house and the septic system is conventional.

The ranch straddles the Blackland Prairie and Post Oak Savanah ecoregions of the state. From Dallas, the drive is ~87 miles (1hr 20mins.)
Directions:
From Dallas: From Downtown take I-45 South, and drive ~71 miles to exit 213 toward US-75/Farm to Market Rd 246/Wortham/Streetman. Turn right to stay on TX-75 S, for 1.3 miles. From there you will take a left on FM 416 E. Stay on FM 416 E for 10.7 miles, and then take a slight right on to County Road 190. Stay on CR 190 for ~1 mile and the gate to the property will be on your right.
