To protect the uniqueness of the geologic features, the Sellers put 1600 acres into Conservation Easements, reserving the right to drill for Oil and Gas on this acreage. The most valuable feature of this ranch is the oil and gas bearing formations that underlie the entire ranch; however, this part of the ranch has not been explored extensively and has purposely not been sub-divided for that reason. Based on comparative analysis the Florence Pathfinder and Northern Colorado Wattenburg fields, the Niobrara, Codell and Greenhorn Formations are similar in both fields. Analogous geology is now confirmed by an independent world leading Company, Gustavson Associates (Reserves and Resources report)
