This water right has been granted on the ranch 11 years ago and is a 100-year water right with a 1% usage per year. To protect the uniqueness of the geologic features, the Sellers put 1600 acres into Conservation Easements, reserving the right to drill for Oil and Gas on this acreage. The most valuable feature of this ranch is the oil and gas bearing formations that underlie the entire ranch; however, this part of the ranch has not been explored extensively and has purposely not been sub-divided for that reason. Within the oil field there is approximately 1,000 acres Held By Production by oil companies with 5 producing oil wells all in the Pierre Shale. Local oil companies maintain there are still significant reserves in the Pierre Shale
The future value of this field lies in the lower formations such as the NIOBRARA, GREENHORN and CODELL all underlying the entire 12,000 N.M.A. The Niobrara formation contains vast natural gas reserves. Local Oil and Gas Companies have recently proven oil and gas reserves in these formations on land contiguous with the 12,000 N.M.A.
Based on comparative analysis the Florence Pathfinder and Northern Colorado Wattenburg fields, the Niobrara, Codell and Greenhorn Formations are similar in both fields. Analogous geology is now confirmed by an independent world leading Company, Gustavson Associates (Reserves and Resources report)
