The pasture has very good grass and the fences are serviceable 3 and 4 wire. The tenant owns all smooth electric wire. 67% of this parcel is tilled, with large fields and productive soils.

Livestock water is provided by an electric submersible well just East of road 396 which supplies two tanks, one at the well and a second tank by buried pipeline near the middle of the 157-acre pasture. There is a stock dam in the northeast portion of the pasture.

The submersible well does supply water to a 3rd tank across the road by buried pipeline on land retained by the family. The buyer will have full ownership and control of the well with no obligation to supply water to the 3rd tank.
