Possession: Is to be given upon payment in full of the purchase price and transfer of title, at closing; subject to the existing agricultural lease which expires upon completion of harvest of the presently growing 2015-2016 wheat crop or August 1, 2016, whichever is later. The cash lease payment for the 2015-2016 crop year is $4,500.00. Buyer shall be entitled to One Half (1/2) of the cash lease payment ($2,250.00) which is due on or by March of 2016.
Terms: 10% of the purchase price is to be placed in escrow the day of the auction, with the balance being due upon delivery of merchantable title.
