When a soft close is in effect, any bid placed in the last 3 minutes will extend the auction until no further bids are received. Soft close = more time to win. There will be a 10% buyer’s premium added to the high bid to determine the contract price. Closing fees and title insurance fee will be split 50/50 between seller and buyer.
