Location: This ranch is located in Grant County, Oregon. By highway 395, it is about one hour
and forty-five minutes south of Pendleton, Oregon. The property is about 8 miles
from Long Creek, Oregon to the west.
Size: It is composed of 2,332 acres.
Water: Basin Creek runs through the property as well as Little Basin Creek. There are numerous
springs, seeps, and ponds. In fact there are so many springs that all have not been made into
ponds or put into tanks. There is an amazing amount of water that makes it easy to water
livestock and wildlife.
Vegetation/Timber: Pine, fir, and juniper are on the ranch. Pine and fir are mainly in the draws of Little
Basin Creek and Basin Creek. Junipers cover a wide area of the remaining land. You

property which are excellent cattle and wildlife forages. You can tell what kind of
stewardship a ranch has by the forages. If it has native grasses then they havent
been over-grazed or eaten into the ground. This is one of those ranches. It has
good native grasses in abundance. This is why there are so many deer and elk on
ranch almost all year long.
Elevation: It will be approximately 4000-4200.
Climate: You can expect snow in the winter most of the time. It can range from almost nothing to a
depth of a couple of feet at times. Those times are rare though. Mostly it is pretty mild with
some severe weather every ten years or so. Summers will be mild with most temperatures in
the 80s. Rainfall will average about 16 per year. The weather is tough to beat in this area. I
have lived here (in fact this ranch borders our ranch)for 36 years and the weather is wonderful.
Improvements: There are no improvements on the ranch but there are old abandoned homesteads that
are no longer visible except for the orchards.
Wildlife: Most of the time you will see elk on the property as well as deer and antelope. I have seen
absolutely huge mule deer bucks on this property as sometime they come from there to our
alfalfa fields. The same is true of the elk. I have seen as many as 400+ elk on this ranchmany
times in either sex elk season. We have a great amount of elk in this area resulting in an eight
month cow season for them. It runs from the 1st of August until the 31st of March. On opening
day of either sex season I have seen 400+ elk with 12 six point bulls and one 7 point on the
ranch. This doesnt happen every time but it has happened quite a few times in the last few
years. The ranch doesnt look like it supports this type of numbers but it has consistently done
so. They come and go like every elk does but they spend a ton of time on this ranch.
General Observations: Since I live right next to this ranch I know it very well. Ive hunted it numerous
times and driven by it countless times. It is bordered by big ranches and a paved highway. It
is in a conservative county where you are not in an adversarial position with the county govern-
ment. They want to help you since there arent many people in the county to pay taxes. There
is only one traffic light in the county and that is at John Day about 45 miles from the ranch. It is
a town of about 2,000 where you can find anything you want and they do it with a smile. It also
has a state of the art hospital that just opened a year ago. At John Day you can play golf most
years all year long(this last year wasnt one of them). There is about 80% federal ownership of
the land mostly in timber. I know this ranch very well so if you are looking for wildlife, views,
seclusion, water, and a relaxed lifestyle this is tough to beat.
