Improvements: The home was built 2003 in an area that is very difficult if not impossible to build anymore. The John Day River was designated wild and scenic a few years ago and there are very strict rules and guidelines that have to be followed in order to build in this corridor. The home has rough cut pine board and bat siding that has been oiled and not stained to keep the natural wood look on the home. Timbertex has been used for the floor on the deck so as to have as little upkeep as possible. Small diameter cable was used instead of lumber so as to not obstruct the view of the river from inside the home. There is 3200 square feet in the home with 2000 of it on the main floor and 1200 in the daylight basement portion. There is a furnace for the upstairs and also a furnace for the downstairs so either the kids or company can control their own environment. Slate is in the entryway along with tile in the kitchen and bathroom portions of the home. Custom granite counter tops are in the kitchen and master bath. One very nice amenity to the upstairs is an actual 4-season sunroom that gives you heat in the winter and blocks the sun in the summer. The upstairs also has a very spacious mudroom (with ½ bath close), dining room, breakfast nook, kitchen, living room (propane fireplace), master bedroom (with large walk in closet), and master bathroom. Solar tubes and skylights keep everything very light and efficient. The downstairs has two large bedrooms, large family area complete with small kitchen area for guests or kids. There are 1-¾ bathrooms downstairs. Large windows are in almost every room offering the opportunity to look at the river and mountains that comprise the property. Other amenities include a heat pump, very nice landscaping around the house, and automatic sprinklers for yard and shrubs. An oversized 2-car garage adjoins the house so one can go directly into the mudroom. The house water is from an excellent spring that is pumped to the house. There is also a backup water system from a spring that can also be switched to the house in case of power failure. The garden and shop are already on this system. The shop is approximately a 30x60 with concrete floor, large doors, wood stove, and a small office. There is also a 40x60 horse/hay barn. The current owner has a great garden area with a deer fence and small fruit orchard.
Acreage: There are a total of 1241.48 acres on this ranch. Approximately 3 miles of river flows directly through the middle of the property. Five developed springs with troughs keep water clear and clean for cows and wildlife. There are more undeveloped springs that could be developed or made into ponds. Thompson Creek and Fisher Creek both flow through the property although they become intermittent in the late summer. Great water, deep draws, timber, and aspen all describe the property as it comes off the river at just under 2600 feet and to the tops of the mountains at 3200 feet. The mountains

have many great draws and small meadows that could be developed into dry land alfalfa and other legumes that the wildlife love. Directly behind the house lies 39 acres of water
rights that come out of the Middle Fork of the John Day River. This could be used for hay production or just keeping 39 acres of green alfalfa and more deer than you could count. Three quarters of the ranch are north facing making it a great place for growing pine and fir. Timber is mixed throughout the property. Juniper and timber are scattered on the northeast portions of the ranch.
Recreation & Wildlife: This property offers many different choices to the wildlife enthusiast. Big game, bird hunting, and fishing for several different species of fish are just a few things that can be done on this eastern Oregon ranch. The current owner has taken large bull elk, bucks, and turkeys on the property. This area is known for its large number of elk which is why there is an eight month season trying to get some of the numbers down so they will be more manageable. There are great numbers of deer in this area hence 95% of the shrubs planted in the landscaping have to be what deer dont like. Fishing during the winter and spring months offers unparalleled Steelhead fishing. The three miles of river on the ranch have some of the best holes on the middle fork of the John Day River. The Middle Fork is the main spawning tributary for Spring Chinook although they cannot be kept anymore due to the Wild and Scenic designation. Summer offer great trout fishing for Dolly Varden, Rainbow, Brook trout, and excellent bass fishing. Upland game birds on the ranch are Chukar, Grouse, and Quail including the waterfowl already on the river, which are ducks and geese.
Climate: The climate is mild with temperatures averaging around 80 degrees in the summer and the mid 30s in the winter. Very little snow falls here in the winter but if there is a large amount the county maintains the road through the property and will blade any snow if need be.
Hunting Unit: 3 bull elk tags are in the Ritter 1 & 2 unit, 3 buck tags are in the Heppner unit.
