These parcels are being sold together because in between them there's 240 acres of beautifully timbered BLM land, and the only vehicular access up into the BLM and to Parcel 6 goes across the west part of Parcel 5. So, since whoever owns Parcel 5 effectively controls* the BLM land and Parcel 6, the owner of these two parcels also enjoys nearly exclusive use of the 240 acres of BLM. So you can PLAY ON 517 ACRES BUT ONLY PAY FOR 277 ACRES! *(Its possible that foot traffic could come onto the BLM without crossing Parcel 5, but in seven years Seller has never seen anyone do that; this area is very secluded).

There is a very large, graveled RV pad with room for two or three of your hunting trailers or RVs in a meadow by Bear Creek just off Road 18, shaded by a huge Ponderosa Pine tree. The flat entrance driveway into it (see photo) is on the left, only 3.1 miles up the county road. The pad includes a large T turnaround located near the pad, so you can turn your large RV trailers around and drive out going forward.
Past the RV pad an old road goes south, paralleling Bear Creek. From this old road a new road that was built and graveled last year goes up to the existing horizontal road. This horizontal road goes south and crosses briefly onto Parcel 4 (via an easement) and then turns north, up and back onto Parcel 5, across the BLM, and onto Parcel 6. Some improvements to a couple cobby parts of this inclined road on Parcel 5 are scheduled for this summer.
Parcels 5 and 6 have elk, deer, antelope, bear, grouse and turkeys. You will be entitled to two Landowner Preference tags for deer and elk each year.
Beautiful and peaceful Magone Lake (pronounced Mah-Goon) is only about 13 minutes away, further up Road 18 to the north. Both of these parcels are zoned Multiple Use Range (MUR), and it is sometimes difficult to obtain a dwelling permit to build a house in MUR. However, the couple who bought 189-acre Parcel 4 just south of Parcel 5 (with the same zoning) were able to get a dwelling permit pretty quickly in 2022.
