The Hobbs Hunting and Timber Investment is an exquisite property located in the rich bottom lands of the Tombigbee River in Greene County, Alabama. The tract lies a few miles off the I-20/59 Boligee exit, only 41 miles southwest of Tuscaloosa and 47 miles northeast of Meridian, MS. It has been stewarded in a timber management program since the early 70's and a wildlife management program for more than 60 years. The land is characterized by bottomland soils, with some sand ridges running through the tract. There are approximately 200 acres lying north of County Road 20 that are the only true ldquo;upland rdquo; acres on the tract. One ridge in this area has an incredible vantage point with views for approximately 25 miles - a remarkable site for a new lodge. Additionally, this region has a deposit of gravel that has been used to improve and maintain the road system throughout the property. In the late 1800's, this tract was part of the Allison Plantation that was approximately 10,000 acres in size. It had a mixture of fields that were farmed by share croppers and timberlands in the areas that remained too wet for agriculture. There is reported to have been a school house near the southwest side of the property. A unique vestige of this history was a man who lived on the land until his death a few years ago. McClain Cockrell, better known as Dee Baby, had a one room cabin with no running water and was well regarded by the Hobbs family and the hunting club. Historically, the tract has grown tremendous pine and hardwood timber. The site index is extremely high, which will aide the future production of valuable timber stands. While most of the mature hardwoods have been harvested, they have been regenerated using natural seed tree methods with supplemental planting as needed. The targeted hardwood species are Cherrybark Oak, Swamp Chestnut Oak, and Nuttall Oak. The pine plantations planted throughout the property over the last 20 years have been regenerated using intensive pine management regimes. These methods include vegetation control through herbicide application and planting with 2nd and 3rd generation Loblolly Pine seedlings. Additionally, herbaceous weed control has been applied to all the planted stands of trees. The diversity of timber types and habitats have been instrumental in the growth of wildlife populations over the years and the wildlife production is as impressive as the timber harvests. There are visible signs of whitetail deer, wild turkey and other wildlife species at every turn. It's a simple fact that fertile soils produce higher populations of wildlife, with above average body size. There are approximately 28 acres of ldquo;food plots rdquo; with numerous areas to expand if needed. The opportunity to produce significant timber and wildlife resources on this property is virtually limitless. It is well suited for an individual or corporate owner interested in a great investment and a place to experience unparalleled recreational opportunities.
