METHOD & TERMS
The farm will be sold on a price per acre basis, based on surveyed acres. Both tracts will be offered through the marketing method of Buyers Choice, whereas the high bidder can elect either tract for their high bid. If the high bidder does not elect both tracts, then the remaining tract will continue to be offered. The tracts will NOT be offered in their entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on Wednesday, April 15, 2026.
The seller will provide title insurance in the full amount of the purchase price. Seller shall establish an escrow with Black & Black Lawyers in an amount equal to 115% of the 2024 real estate taxes. Upon receipt of the 2025 real estate tax bill in 2026, the escrow agent shall pay the entire real estate bill and any excess funds in escrow shall be returned to Seller. If the funds in escrow are not sufficient to pay all of the 2025 real estate taxes, then Seller shall pay the difference. Buyer shall pay all of the 2026 real estate taxes when the bills come out in 2027.Open lease for 2026 crop year. Possession at closing.
