The Twin Creek Ranch
731 +/- Acres
Hardeman County, TX
The Twin Creek Ranch is a diverse property, offering great hunting, farming, and ranching. The terrain is rolling with several draws, and there are two long bluffs on the neighboring ranches to the east and west, which create a very scenic view from almost anywhere on the ranch.
This section varies from about 60% cover and 40% open ground. The 60% cover consists mainly of mesquite trees, with scattered hackberries. An ideal habitat for game, the thickets provide excellent bedding areas for whitetail deer. The ground on this pasture is covered with a variety of native grasses, including bluestem and coastal. Plum thickets and wild flowers line the creek draws as well.

The 40% open is from three cultivated fields, evenly spaced throughout the ranch. The fields increase in size, from 80 acres, to 100, to 120. They are normally planted in winter wheat each Fall, but have been allowed to lie fallow this year. In their current state, the fields are covered in sunflowers, and dove and quail can be found in and all around them. These fields are basically the only cultivation within several miles and act as a magnet for wildlife, pulling game off of the surrounding ranches onto it.
Other game on the ranch includes Rio Grande turkey and wild hog. There is a large water tank on the northwest side, which could be stocked with bass or catfish. This tank is located off of a large draw and readily collects water every time it rains.
The Twin Creek Ranch received its name because of the two seasonal creeks that wind through the middle of the property, for a total of about 2.5 miles within its borders. These creeks divide the fields and pastures and ensure the ranch stays well watered. They flow when it rains and retain water for several weeks afterwards in their pockets. The creeks have a rocky, shale bed to them, which helps control erosion.
The unique layout of the ranch allows for a pond or lake to be built almost anywhere along the creeks. These ponds could easily vary from 1-10 acres in size, and would further help increase the wildlife density. The three fields could also be developed with a variety of food plots and grasses. Alternately, hay or grazing crops would suppliment a cow/calf operation on the property.
This ranch is now on the market for the rock-bottom price of only $700/acre! As an added bonus, the property sits in an area being considered for a commercial wind project, and the seller will convey 50% of the total wind rights.
