This is a really nice 157 +/- acres in western Hardeman County, Texas, with paved road frontage, water and electricity, grass for grazing, and trees for hunting! There is no cultivation; all of the land is in pasture, with thick grasses and mesquite thickets that vary between younger reemerging brush to 15 tall mature trees. A 16 acre block of native pasture on the south end has extremely dense trees, plus some cedars. The grass is knee-high throughout most of the property and has not been grazed in over a year. It could easily be rented for cattle, if you desired some income and didnt want to bother with the cattle yourself. The fences are in good to average condition surrounding the perimeter; there are no cross fences to speak of, the property is ran as one pasture.

For water, the ranch has one dirt tank located on a long draw that runs through the middle of the place. This tank catches a lot of rainwater, but would benefit from being dug out to help it hold better. A water well with an electric sump pump is on the north end by the road, tied into a public utility meter for power. The water well has a metal stock tank next to it, with a floater switch in place to keep it full.
Hunting here is great for whitetail AND mule deer, feral hog, and predators, such as coyote. I jumped a small covey of quail while walking the place. The water tank would be good for dove hunting in the fall too. Small wheat fields join the property on the east and south, and the deer seem to be grazing there and returning to the subject tract to bed down. Deer tracks and bedding areas are everywhere in the pasture! This property has NEVER been hunted to my knowledge. It is essentially a raw piece of land you can develop for hunting as you see fit, with food plots, feeder pens, etc.
There doesnt seem to be any immediate hunting pressure on the north, east, or south. To the west, across Foster Rd, is a 525 acre low-fence ranch that feeds and manages their herd, and has for over ten years now. Ive sold several properties within a two mile radius of this tract in the last few years, and I assure you there are huge bucks in this region! A 160, even 170, class trophy is definitely attainable!
Other than the water well, water tank, and perimeter fences, the only other improvement is an older set of cattle pens. An additional well powered by a windmill, which used to pump water into a nearby tank, is located at the pens as well, but this well has since collapsed and isnt operable.
If youre looking for a place that you can hunt deer, run some cattle, and grow equity in your investment as you improve the land, this is the place for you!
