TERRAIN:
The terrain of the land varies from flat grass pastures filled with mesquite trees on the north and east to thick rolling break land on the south and west sides. The flat pastures were once in CRP and have good stands of grass. Since they have come out of the program, the mesquites have been allowed to really take over, providing a wonderful deer habitat. The mesquites are anywhere from 3 to 7 tall and will only continue to get thicker and taller.

In the back of the ranch is a 65 acre field that was kept in cultivation. This field works best as a large wildlife food plot, to be sewn in wheat for winter deer grazing, then to lay fallow during the summer so the native sunflowers can come up for fall dove hunting. The field is one of the first cultivated fields coming out of the river breaks to the flat lands and, as such, attracts a lot of game.
The native pasture, consisting of the break land mentioned above, has 12+ tall trees, including cedar, hackberry, and mesquite. Several washes run through this area, where five dirt tanks have been built. One of these tanks is only a few years old and is in great shape; the others hold water after a rain but would benefit from being dug out to stay full longer.
HUNTING:
The bucks in this area are BIG! Looking across the surrounding properties, there are miles and miles of rolling treed native pasture, a haven for the animals. The current owner has been running corn feeders for years, in addition to planting wheat in the field, so the deer are accustomed to feeding and bedding here.
The property doesnt seem to have much hunting pressure around it. It is hedged on two sides by a 1,500 acre ranch and is adjacent to a 10,000 acre ranch. Just a couple of miles away, on the other side of the Pease River, is the 147,000 acre Triangle Ranch, which is only minimally hunted. All of these factors contribute to large numbers of game on the subject property, as deer in this area will roam for several miles.
Rio Grande turkey and bobwhite quail are also here in strong numbers; I came upon both of these during the photo shoot, as well as a ton of native dove. Feral hog are abundant here too, for year around sport, as well as coyote and bobcat.
IMPROVEMENTS:
By the road a deer camp is set up, with electricity and rural water meters, making it easy to hook up camping trailers or build a cabin. A set of pipe cattle pens is also here, and a locked gate secures the property. The whole perimeter is fenced, and there is a good set of interior ranch roads, so the property is easy to get around.
In the back pasture is a small storage building, in which the owner keeps corn sacks and hunting supplies, for filling feeders. There are two water wells, but the windmills are not broken, so they are not currently pumping. Ground water in this area of the county can be obtained within 100.
