Everything is in place and ready for your outdoor adventures on this turnkey hunting camp, near the Iowa line. Let’s start with the cabin; because every good hunting camp needs a place to sleep, cook, relax, and swap hunting stories. It features 7 x 15 sleeping quarters, 11 x 17 living room/kitchenette, 8 x 16 covered deck and another 8 x 12 deck. Even though it’s off-the-grid, wall-mounted propane heaters in each room will keep you nice and toasty in winter, and a generator supplies power for lights and ceiling fans for those hot summer nights. If you want, you could even install a window a/c unit to cool it down. The hilltop view is incredible and the owners tell me they’ve harvested deer and turkeys, right off the deck! The cabin also offers a tin roof, propane cook stove, nice windows and doors, a sink to clean dishes (bring your own water), and the owners are even willing to leave the furniture, a wood/charcoal smoker and a propane grill. Just outside the cabin sits a 17 x 11 shed to store both of your 4-wheelers that the owners are also including in the sale. Of course, you wouldn’t buy this place just for a cabin and a shed; you want to hunt and fish! Approximately half of this farm is covered with cedar thickets, making ideal bedding and thermal cover for deer. A trail system winds through the cedars, into countless openings, and down to the creeks that are lined with big trees, including some oaks. The cover and terrain intersect into several key pinch points for bow hunting and offer multiple possibilities for food plots to ambush the big bucks known to roam here. To help you get started, there are at least a dozen good tree stands, as well as some older stands, and a wooden ground blind that will stay. This place is also set up very well for turkey hunting with roost trees, trails, open grassland for strutting, and edge cover for nesting. After you bag your gobbler, it’ll be time to hit the small pond hidden in the woods just north of the cabin, and the owners tell me it’s stocked with bass, catfish, and bluegill. They also said that quail, rabbit, and morel mushroom hunting can be very good here. In order to keep the 15+/- acres of grassland open and productive, a neighbor has been allowed to bale hay and graze cattle. His cows have been removed in case a new owner may want to rent the grassland to generate income, or use the areas for food plots. This property has a lot to offer so don’t wait to call for your private showing.
