Bidding Procedure:
The Property will be offered in a virtual online auction format in 2 individual tracts using the Buyers Choice method of sale, whereas the high bidder at the conclusion of the first round of bidding can purchase either individual tract or both tracts for their high bid. Should the high bidder not select both tracts, the remaining tract will be offered with another round of bidding. This process will repeat until all parcels have been chosen by a high bidder. Bidding and livestream viewing will be available on Murray Wise Associates website. Bidding will be on a dollars per acre basis. The final sale price for both tracts will be determined by multiplying the high bid by the taxable acres.

REGISTRATION
All bidders are required to register on Murray Wise Associates website on or before Noon CST on Monday, December 19, 2022. Once the online registration form is filled out it will be automatically sent to Murray Wise Associates for approval to allow bidding. Auction company may request a letter of recommendation from prospective bidders financial institution stating funds are available for the 10% deposit and that bidder has the financial capacity for final purchase.
The entire property to be offered at the Auction consists of approximately 47 Acres of High-Quality Henry County farmland. Conveniently located just west of IL Highway 34 on West South Street.
Tract 1:
38 Acres located just north of the intersection of Midland Road and West South Street in Kewanee, IL. Primary soil types consist of Osco silt loam and Ipava silt loam. The weighted average PI is approximately 141.
Tract 2:
9 Acres consisting of Sable silty clay loam and Ipava silt loam. Located at the corner of West South Street and South Beach Street in Kewanee, Illinois. The weighted average PI is approximately 143.
