A family could literally live almost for free on this productive farm with a garden, a few farm animals, fishing the stocked ponds, and harvesting the abundant wildlife on the property such as deer and turkeys. And, for the enterprising buyer that wants to employ the farm equipment included in the purchase price, there are many potential income-producing opportunities that can be developed.
There are multiple springs (a dozen or more have been discovered) on the property that flow continuously year-round and are channeled across the farm through the ponds, creeks, and water pipelines. The large flat-topped ridge that runs the length of the south side of the property is filled with springs that flow into the upper and middle ponds, serve the house and flow north and northeast across the property. While downhill springs can get contaminated by livestock or runoff, all of the propertys springs are flowing out of the hill at a high elevation and down across the property, virtually guaranteeing pure, naturally-filtered water to serve the property. The largest spring has been developed and flows up to as much as 25 gallons per minute into a storage/settling tank in the spring house and on into the farm house and back out and down to the large creek.
The farm is unique in terms of privacy and its peaceful setting. While most farmhouses in the area are built right next to the county road, this farmstead is extremely private with a quarter-mile long driveway and it is completely surrounded on all four sides by woods. Beyond the woods are pasture and meadows and none of the adjoining property is occupied. The nearest home is used only as a vacation cabin a few days per year by an out-of-state owner.
The farm includes 32.6 acres that is approximately 60% woods and 40% pasture and includes a flat-top ridge that runs along the entire south side of the property.

The farm has three spring-fed ponds that are all connected to manage the water flow from the upper pond to the pasture pond and on into the large creek. The upper and middle ponds are near the house and garage, are stocked with three varieties of fish and are connected by a large continuously flowing rock waterfall (due to the year-round springs flowing into the ponds). The middle pond near the home and the lower pasture pond next to the large creek are connected by a small continuously-flowing creek that contains a natural waterfall. The two ponds near the house are both fully stocked with four varieties of fish.
2 creeks/spring branches flow across the property (one large and one small) that could be tapped with small hydroelectric units to produce power.
Pasture and Meadow land: There is a fenced pasture of about 4 acres and other meadows of about 15 acres total.
Fencing: The entrance, front and sides of the farmstead are surrounded by a new, lifetime white 4-plank vinyl fence that has a solar-powered electric gate at the main entrance. Other pasture fence is barbed wire.
Driveway: The tree-lined, very private main driveway is accessed via a paved County road and is approximately a quarter-mile long and crosses the large creek over a County-maintained bridge.
Running and driving trails were put in throughout property, winding through the beautiful woods, including a large figure-eight trail on top of the flat-top ridge. All trails are private and well-screened by trees so no one can see you or disturb you during your runs and walks.
The farm is home to numerous birds, including song birds, woodpeckers, ducks, turkeys, and migrating geese. Other wildlife include deer, raccoon, possum, and other Tennessee wildlife.
