Location
This Ranch is located in the Northwest part of Wyoming, approximately 90 miles south of Cody and 15 miles North of Thermopolis, Wyoming. The ranch is located along Wyoming Highway 170, a newer blacktop road, just 4.5 miles from Wyoming Highway 120. A county gravel road borders the ranch on the East. The ranch enjoys incredible mountain views, warm dry climate. It is between 4,800 and 5,000 foot elevation.
Property
The ranch encompasses approximately 797 deeded acres of which approximately 643 acres are in the irrigation district. The property has great cross fencing for hay meadows and pasture land. Wyoming state land adjoins the property to the north which allows access to BLM land. There is an additional two home building sites with trees and electricity located on the property.

Recreation
The ranch has a large variety of wildlife including mule deer, antelope, and upland game birds. With all of this wildlife and having access to State and BLM land, makes this place ideal for hunting, horseback riding, hiking or just enjoying nature.
Operation
Hay production is approximately 500 tons per year and the ranch will support approximately 100 to 150 head of cattle.
Veterinary Clinic
The ranch has a complete Veterinary Clinic and is one of only two vet clinics in the area. This 40’ x 50’ modern building is air conditioned and was built in 2003 and will accommodate both large and small animals and includes a one bedroom and ¾ bath living quarters. Please call for a complete list of vet equipment. The clinic is located in an area that allows for easy unloading of large animals and includes an indoor chute. In addition to the clinic, there is newer 25’ x 30’ dog kennel that is heated and fenced. The clinic, home, corrals, and other out buildings along with 35 acres may be purchased separately.
Home
The completely remodeled three bedroom one bath house is approx 2,080 sq. ft. and has a newer energy efficiency heating system that uses off-peak electricity rates. It has Pella Windows, Jenn-Air stove, new counter tops, and a detached 2 car garage The water for the home is supplied by one of the four wells located on the property.
Improvements
Other improvements include quality corrals that are constructed of welded drilling pipe and includes 3 heated watering tanks, a 20’x100’ metal building with dirt floor, a 40’x80’ metal machine shed with concrete floor. Irrigation improvements included gated pipe, concrete ditches, underground pipe, and weed and shrub control. The ranch has high tensile eclectic fencing with metal post and old fences, junk and non functional ditches have been removed.
